I do question the integrity of how he markets to us as investors and the i have serious concerns about the high cost of $5,800 and $19,800 for the two levels of courses given the fact that most people who pay for real estate guru courses do not benefit from them.

With $20k saved, you could look into house hacking—buying a small multifamily property (like a duplex or triplex) and living in one unit while renting out the others.

Do not give them anything until they have 100% moved out and left property in condition you expected it to be in if you have not done so already I would inspect the unit now as well
