The leasing agent is taking 3 weeks to qualify a candidate - so I’d probably have to wait another month to fill this slot (or change leasing agents).

While it is obvious that you mean no harm, not all in the business have fallen into that category and the state has stepped in to protect property owners from sharks. 

You can also get close comps' from some site from source like zillow, property shark, etc. type of companies to mention a couple.

So even if they are oh wow did you still have to make sure that there are enough slots available for you to use your unit that you purchase as a rental
