Not wanting to leave anyone out of the deal who wants to participate, not sure how that step of the process works.- When pitching for private money do we pitch from the angle of it being an investment pool, asking if the investor would be interested and then once we are finding deals we send those deals to all the investors we met with and see if they are willing to join in on it? 

It's awesome to have a wholesaler that is active, doing deals, and willing to participate here on the forums.

(much to cold in northern IA for our taste) My initial investment plan was to only participate in flipping houses, but after listening to my first podcast, I am much more open to rentals, so I hope to further my knowledge by reading/listening/networking on BP.

Since when is knowledge a prerequisite for participating in the economy?

The Mortgagee will not be inclined to take a short pay if the borrower was paid (by you for the Sub2) and if you wait too long to inquire for the principal reduction you will likely have issues with borrower participation.
