Had a tenant in the past with a dog and needless to say, when she moved out, we had fleas and had to get the house treated.I am open to cats/dog based on adult size and breed, However, I do not accept "vicious natured animals" ex: pitbulls, rottweilers

The San Pedro deal was unique due to our negotiating the sellers to leave $17,500 in escrow for the buyer to pay the tenants for relocation, needless to say they did not hesitate to leave, but instead of taking my advice and buying property they chose to lease in a higher rental market. 

Needless to say, investors have to be creative and value add to the property to make a deal work.

Needless to say we didn't get the deal and I certainly did not do business with them.

Needless to say, I was pretty ambitious - also naive - going into this project.

Needless to say, we're now having to expand our project to include new flooring far sooner than expected.

Needless to say that didn't work out.

Needless to say I did lose out on that deal but I did learn that I need to vet people a lot better than just verbally.

Although my buildings are in the neighboring town the rent was sent to the sorting center 60 miles away and days get tacked on... so here I am from the 1st to the 5th 6th or later going to the UPS store sometimes needlessly.

The off the cuff numbers I'd heard from various contractors were between $1200 and $20,000 and the quote came in at $33,000.Needless to say, I resubmitted a considerably lower offer and it was rejected.
