I have remodeled the unit completely prior to putting it to rent, including addressing pre-movein readiness checklist I was given by RL after they walked through the unit (small list of punch items like toilet paper holder, cleaning unit, door stopper etc.).

Covid bottom free fall was in a small window, rate hikes started in mid 2022 and the recession was right then and there.

Still, the probability is very small.

If you’re just starting out, I’d recommend to start small - look into single-family homes.

Well, that is easier said than done, and most small businesses don't create enough cashflow to survive more than 5 yrs.  

That being said, we have owned a fourplex in a small town in Michigan for about 10 years but had no guidance when we purchased, I have found all the information Bigger Pockets offers extremely helpful and I am grateful in advance to any advice on this thread.
