Around 6/10 of the units are very good about cleaning and reporting small defects like light bulbs or fans or filters needing to be replaced.

If not, I have those repaired at move-in or soon thereafter rather than have that list as an existing defect.

A lawyer might say the lease has become void or otherwise defective once a pet is required.Hence the landlord and tenant should find a way to resolve the issue.

Unfortunately I think most developers will see the stream for what it is - a major defect in the property.

Do you also compensate for lost time when things are defective, or you short ordered?
