You want to be leery of maybe being financially responsible for access hardscape costs especially when already in poor shape.Good luckHardscape appears to be very expensive, some rough estimates I was reading were ~$200/linear foot for a 20' wide street for total reconstruction.

If a LL covers utilities, the tenant may be inclined to take of advantage of this and leave hvac running wide open, lights on, etc.  

It offers a wide range of housing/property types from a secluded mini farm 10 minutes from town to invite only country clubs with a couple hundred members and a ton of vacation rental opportunities.

In New Hampshire there’s a state-wide moratorium until 5/31/20 on all lodging for anyone who’s not an essential worker or residents self-quaratining.

I deal with 20 somethings almost exclusively and explain it like this: “if you come home and little Susie has your cousin in the bedroom doing some Eyes Wide Shut type stuff, you’re still fully liable for the duration of the lease even if you move out and she starts moving through your entire family.
