Keep your cash in reserves for screaming deals and repairs, then refi the screaming deal and free up your cash again.

The poor wholesaler, who had told the seller the whole time that he was buying it, is brand new to the game, and spend about 20 minutes screaming at me on the phone (most of it I put on mute, and just ignored - screaming happens...) at which point I explained to him that all I did was put everyone on the same page, as we should have done at the start.

One is not allowed to work on a F1 student visa unless it is very limited at the university itself.Look into this and make sure your dad does not sign a document saying he will pay if she gets any kind of support from the US government.I would talk to her and tell her privately that if she does not move out by next week and leave your dad alone that immigration is going to get a call about her breaking the terms of her visitor visa, which will get her deported and black listed for years.
