The annual membership is really affordable and all the perks easily pay you back, especially if you plan to develop a portfolio.You are basically telling me that you want to cook a gourmet meal but you are not willing to spend money on the ingredients and hope that your guest will not taste the difference.

The thought being that each person has their own taste... you may stick a ton of money into something, and half of your potential buyers may not even like it, let alone value the upgrade the way you do. 

This way, you are still giving your cousin a taste of the property swings while letting him move on his merry way.

The house is newer, built in 1996, and the current tenant has done a fair bit of tasteful updating including the floors and the kitchen. 

It can still be done but it definitely depends on your personal tastes and how ok you are with living frugally. 

Not doing anything would probably work in the the suburbs or the outer lying districts of the City like the Bayview, Vistacion Valley, Hunter's Point, but I'm guessing that @Tyler Zanini lives in a nicer neighborhood of San Francisco where it really does matter how the bathroom looks because prospective Tenants searching in these neighborhoods have a more discerning taste when finding their next home because they can not only afford to, but will also pay a higher rent for it.
