On a duplex you'll want to add lawn and snow removal as well, and though PM is pretty standard at 10% there is a always a leasing fee, so either include that (1 month's rent) or increase that to 11% to be safe.Hope those small tweaks help, keep it up!

AFter 10 years and well over $12k in legal fees, I'll still make little adjustments and tweaks, and always looking to see if there's any area that needs a little tightening up etc.

@Brian Burke is extremely knowledgable and helped me tweak my underwriting model.

I might just have to keep tweaking the one I have!

I found this agreement and tweaked it and inserted it into my lease I use.  

Just a comment - while modular may be a little easier process, it generally isn't really cheaper and a stick built home gives you more opportunity to tweak the design.

Then I tweak that number based on property specific characteristics.
