However I have only hired a contractor once (Bath Planet of the Southern Tier) and it was a huge headache and it would have been less stressful if I did it myself. 

I;m lucky because I have a good job and will have retirement, but need to eliminate the toxic properties.My current low income PM is doing OK - I get enough rent less her fee to cover about 70% of the low income mortgages - but they have to go and is a slow drain -plus stressing me out!

Has the Property ever been tested for radon, lead, mold or any other potentially toxic substances?

You may also want to have it inspected to see if there's some major toxic thing going on, or it was a meth lab or something.

Again, I am not suggesting that it's a toxic rental by any means; another investor might be happy to add it to his/her portfolio.

I doubt such an issue would wait 36 to 48 hours until you can arrange travel back from the other side of the planet to deal with it.It may be that there are a lot of bad PMs out there.

I could work with the most trusted, loyal turnkey provider with the best customer service on the planet, but if the property I get from them isn't up to par, then what I thought of the turnkey provider is completely negated.
