You could be investing now, retire at 55 and live on the rental income for the rest of your life (barring you are not 54 1/2 now).

I imagine that they would be able to get traditional financing on a house like my example, barring any odd circumstances (high DTI, bad credit history, no creidt, etc.). 

@Mitch B. because they are on a MTM, you can give them a thirty day notice barring you do not have anything funky in your landlord tenant laws.

It can get frustrating (I suck at patience), but it has allowed us to build substantial equity over the last 10 years of investing.To explain further, continue running numbers on deals, but raise your own bar to the point that the only deals you would actually buy are the no-brainer deals.
