There are plenty of free themes out there which you can choose from when creating your website with it.

For some reason it looks like your reply comments deleted, because I read them earlier but now they're gone.If I interpreted your theme correctly, it's essentially a waste of time to pursue most C class mid size apartment complexes in the flyover states and SE US.  

AS for the common theme on BP most would answer no cash into the deal .. but again just depends if your used to having partners or not. 

The overarching theme of all of my comments has always been that it isn't about being nice, it is about fulfilling the contract that you and your tenant entered into.Was it nice for me to buy a shared grill, sure I guess it was, but I did not do it to be nice or to make them like me or renew a lease.

I am hearing a couple themes here.

I agree- stay away from themes or maybe one single room- not a big fan.

I suppose most of my questions come down to a similar theme, which is "how hands off can I truly be while also growing aggressively and with multiple techniques?"

This is a reoccurring theme in the world of real estate... my advice is to get used to this notion and have the thought process of continuing to speak with as many people as it takes to get the answer you are looking for.
