A property near shopping center, toll way, or train station is great. 

The area along Valencia Ave. near the train station was known as Fullerton Tokers' Town when I was in high school - some gang activity, crime, and drugs - but they've been cleaning up in recent years.

Gas station? 

Sometimes you meet someone at a gas station, begin a conversation and somehow by the gift of the gods he happens to have what you want. 

I am a meteorologist for a local television station here in Cape Girardeau.

I have in mind to do something a little nicer (such as offer covered and/or enclosed storage along with open and possibly on-site services such as wash bay, dump station, water, electric, etc).

Like, if the gas stations are Phillips 66, Texaco, Shell, BP, Hess -> good. 

Hello everyone,Just a quick introduction, I've been in the military for 14 years, always stationed in the same area, just across the FL/GA border in Kingsland Ga.I currently own a little 3B2B in Kingsland Ga, and recently became interested in other RE options.

I identified with the required time frame and I had listed a DST as a fail safe just in case something came up during the due diligence period, and sure enough an adjacent gas station's tanks were leaking benzine and the water flow was heading on to my land and ultimately the lender, even after a fairly decent phase 2 report from the engineers would not loan so I ended up buying into the DST which was not my first choice but still provided quarterly cash flow and appreciation.
