It doesn’t even take into consideration tenant turnover that could cost me a lot to repaint or change carpet etc. that’s why I’m a little worried about cash flow as swapping tenants every year I’d break even essentially.

Who is responsible for repaint?

Now that tenants have moved out I am told by PM that tenants kid scribbled on multiple walls and walls need to be repainted.

Big pain having a lease broken, lots of nail holes to fill and repaint and work to be done: advertising, interviewing, stress etc.in such a short amount of time.

And just be glad its only limited to this.. when you first started out I thought you were going to be talking about expansive soils and your doors wont close and its 5k to fix the foundation and repaint on top of it etc.. which is very common in texas..

So I spent my 4th of July weekend basically re painting most of what he did. 

Then pop it off the hinges, plane it down where it sticks, repaint it and hang it back up.

@Nat Tagle If they leave, Im guessing that you will lose at least one month of rent because it will take some time to repaint/ update an 18 year old apt if you are to get full market rent.So before giving then a notice of rent increase, I would sit down with them and discuss the rent issue.
