@Sam Elder  turn key is simply a moniker there Is nothing special about this.in reality its the business of owning rentals.. how you come to find those rentals is a moot point.Not exactly sure what Ben and Serge's pod cast was describing.. however any rental will have cap ex over time.. turn key is not immune from this.the only properties that will be limited to cap ex are when you buy new construction and you have tenants that are pure as the driven snow..

Looking back, it would have been a MAJOR mistake to flip that property, not only because it did no help meet my goal but also from a pure monatarty evaluation it would not have been as good as holding it.Now back to the choices you presented.  1st option: 400k initial buy plus 110k rehab total cost $510k.

From a "guru" perspective, I'm sure the answer would be the qualitative as well as the quantitative value of a real estate asset, as opposed to it's pure market (quantitative) value.

I'd be buying land elsewhere, where I could build and rent more freely.)From a pure numbers perspective, buying 3 condos over the next few years makes more sense that buying 3 acres of cheap land and building 3 small rentals on the land.
