If the Sponsor is using a firm to produce the PPM, that firm should have completed at least several hundred PPMs in the field with a perfect track record of success (i.e. no SEC claims.)

Perfect example is; a 1st lien recorded in 2002. 2nd lien HELOC recorded in 2006.

There will never be a perfect time, and once you get started everything seems to fall into place, even if there are many learning experiences along the way.

It doesn't have to work perfectly numbers wise if it's a place you really want to live in, but you also shouldn't buy a bad deal just to get into a great area. 

I personally have no interest in working on my properties and I'm perfectly content paying more to not have to work.
