Realtors I know who do deals themselves often make offers which include 'buyer's agent commission will be credited to closing costs' effectively putting less cash into the property and then they list finished flips with 0% to them and 2.5-3% to the buyer's agent.I'm a newer agent (2yrs) still building my momentum and income to support a family which is from commission sales primarily for now, so I don't have much capital myself to do solo deals.

Happy Holidays.As the year winds down, and I am reevaluating where I’m at in my investment journey - I feel like I’ve accomplished more than what I set out at the beginning of the year.Part addicted or part not wanting lose momentum, I feel like I can squeeze out one more purchase (most likely a SFH) but this is where I’m stuck - I can move forward with a hard money lender who has highly rates and required a larger down payment or I wait and see if my score bumps back up so I can work with my conventional lender - but who knows how long that will take to happen.

Yes the investment numbers need to work but it is also great to have the momentum around price appreciation meaning you may be able to reach a little bit further on purchase in order to reap the appreciation numbers later.
