Keep your requirements firm and clear and if those requirements can't be met, make considerations carefully and add fees/deposits/last months rent etc. as necessary.What concerns me more than the demographic is the financial aspect and logistical aspect. 5 tenants 'jointly and severally' comes with a lot of extra baggage; friends, cars, parties etc.

What we find with young kids is as soon as they become young mothers they would prefer to stay at home & raise their children rather than the drudgery (& logistical nightmare) of working to pay the ever increasing expense of daycare & after-school care until one of the parents rushes home.
