Sure, this isn't the optimal solution for all situations, but I was hoping it could just be an alternative way to fund/make projects happen.Furthermore, I thought this would also be an opportunity for flippers to tackle bigger projects, since the upfront capital costs would be significantly reduced.Hopefully that answers your question and also gives more insight into what I was thinking.

Add in property management fees, unless you plan on tackling that yourself; however, would still factor it in, as you may change your mind down the road and want to have enough left after paying a PM to cash flow.
