The seller likely stands to lose much more than you do if you walk... make em fix it, but don't think for one second a smoker is going to "stop" smoking no matter what a piece of paper says.

That piece of paper signed means little.

Note that in Philadelphia mortgage foreclosures are also conducted as sheriff sales, and the state laws and rules to be followed are quite distinct for those two varieties of sheriff sale.

But the BEST piece of advice anyone can give you...

Got it done in 12-16 hours.Drywall was $19.95 a piece, needing custom sawing, tape cracks.

That is a distinction I could have gone my whole life and never missed. ;-) We can have lunch and I'll share the details. 

But if someone does manage to damage it, individual pieces can be replaced instead of having to repair the entire floor.
