I require my tenants to have a minimum credit score of 680. 

The upside is, even with a personal guarantee, the mortgage will not show on your personal credit report.Lastly, in both, while LLCs do offer a level of protection, which is certainly valuable, they also require more work.  

I've heard more lenders having issues lately with this "dual layer", even though the standard family trust and its individual settlors are usually the same for liability, credit, and tax purposes. 

Do I understand the interest rates and terms for the home equity line of credit?

HELOCs are very much a short term product, because the interest rates can go up precipitously, they have been called due in past credit crisis situations.  

I use KeyCheck, a FF affiliate, for background checks, lease agreements (available for all 50 states) and electronic signing, and payment processing including credit/debit card payments.

I will be asking them to credit me back any fees they took for themselves out of the security deposit - well see where we land.
