It’s my understanding they would still be liable but with no visual proof I fear my tenant is a professional BSer because she is now trying to force me as the new buyer to fix all of the damage caused.

Purely visual unappealing things are great and usually easy to fix, so look for houses that are discounted because they need painting, a face lift in the kitchen, new flooring, etc.

Hard to visualize what you're describing. 

These were properties that were flagged for demolition because they fell into disrepair and had visually obvious structural defects.

So that's what people remember--and many use that memory to visualize what an adverse cycle looks like. 

That being said it also helps if you bring a contractor with you to do a visual inspection when you first see the house.

These are just numbers made up for the sake of understanding and aiding my visual learning needs.

You need to know how long to visualize trends in the area and what kind of variance to predict.
