Getting started in planing phase of developing 15 acres
hey guys, I asked a question a few months back about finding an address and was successful thanks to the help I received! So I figured I'd give it another shot at the second phase! Ok here goes.... I have the zoning I need to do what I am imaging, actually more then I think is fesiable 135 single family units! What I really want to know is what is the cheapest way to get a preliminary mock up if you will of what I am thinking for the development. I want this so I can bring it to the city for approval.plus where it's located I have to be approved by the department of veterans affairs before anything can get started. The reason I want it cheaper is because I don't want to pour a lot of money into design o for a project I don't know if I'll be able to build on land I don't own! I Just want this so I can make an offer to purchase the land knowing I will be able to move forward. I am planing to try to get an option to purchase the land contingent on aproval and finance. I think i would feel more comfortable moving forwand with a quasi design. I hope I made my question clear. Hope for some replies!

I think i get your question, and I have done something similar. What I did is I pulled the google map birds eye view into google sketchup and mocked it up from there. I don't have an example on this PC but when I get to my other one, I'll attach it. There are tons of youtube videos on how to do and models of houses you can plunk down on the 3D View, you can pan around it to get different views of what you have done. If you do it right, it can come out looking pretty good.
