There's circumstances where this totally works but given the low rate climate today and if you're planning on holding onto the property for the long term, better to lock in the rate and secure yourself for 30 years rather than gamble in the market for 5-7 years ahead.

If you need to offer incentives like a discount for several months do that. 20 days means you listed in early december that is the worst time of year in my climate so don't despair.

There's a well-known phenomenon in larger balloon-framed buildings in extreme climates where the joists dry out and shrink closer to the external walls and retain more moisture and hold to their original dimensions better in the middle of the building.
