Historically, that is a good rate that only seems high now because we are so used to the artificially low rates of the last few years in these unprecedented times of sustained low rates.

I don't think so.Now I understand once the auction is over then they have some great profit potential, but artificially inflating it at the auction does NOT benefit the lender (at least in Texas).

They created an artificial sellers market as there is/was no way they could continue buying at that pace.I sold a number of properties (flips) to another hedge fund, AH4R, and they paid at least my asking, sometimes more (only one occasion where they offered less).IMO, this artificially inflated prices for retail buyers....

These people may even become relatively rich one day, but will never be able to sustain any lifestyle without going back to work eventually, because they did not create wealth.The speakers I have been listening to over the past couple weeks of my real estate course have all been heavily biased towards the realtor mentality, they have what I consider to be “the poor person's†mindset, as they see artificial caps on the amount of money a person could possibly make, and limit themselves to only doing what has been done before.

I really hope this Dr. friend knows more about medicine than real estate because he is completely full of bs.  

Even if it is medicinal, I don't know too many investors that would want to do deals with someone who promotes themselves as a pot smoker.And good luck!
