I negotiated a 2nd mtg down to 3k from 50k and took the first (100k) sub 2...had to bring the first current of course but was still a great deal.A good strategy especially if you are into holding properties as rentals.I'm not talking assumption either...just taking title subject to the underlying first mortgage.And the 2nd doesn't care what happens to the first...they just want some money...otherwise the place goes to auction and they get zero.Another property I actually settled with the 2nd first..they released the lien per the settlement...then I brought the first current and took title at the same time.

Make sure the $1k is a check made to a ligit title company instead of the wholesale (not to insult your inteligence, I just dont take anything for granted) As far as how to get paid, see if you and the wholesaler can come up with a mutal consulting agreement with a fee that will be added to the settlement statment at closing.

If you sell for $600K and have another $400K in cash that you can bring to the settlement table, then you can acquire all your replacement properties free and clear and keep your exchange intact.Since you are looking for multiple properties for the replacement property in your exchange, consider looking for sellers with multiple properties that could be sold as a package in a single settlement.

Hi, Kevin has painted a startegy that has worked well in the past, but there will soon be some more kinks to this as well as other startegies like sub 2 and installment deals.As to using your buyers funds to clsoe your transaction, I doubt any settlement agent will do that now, that's why transactional funding was invented.

I have heard all kinds of claims as to receiving large amounts of cash within the year, from insurance settlements to law suits, none turned out as the buyer explained it. 1 to 2 years is not enough time to cure any significant credit issue nor will the average buyer save needed funds in that period.

There are ways to accomplish this without attending settlement as well.
