Over the years in several transactions I have watched the broker in my deals leave the table check in hand and on occasion my greed got the better of my mind thinking, why am I leaving that money on the table?

On a few occasions, I've been asked what my fee is. 

On rare occasions it is possible to see where someone tried to cheat the system and connected the neutral to the ground, which makes the tester think there is a ground wire present when in fact there isn't, but that generally goes unnoticed unless the receptacle is removed.

Additionally, if you have an escalation clause and you indicate a capability of paying a higher purchase price, there is nothing to stop the Seller from just countering you with your ceiling dollar amount you indicate on the offer.I still use escalation clauses on occasion, but it is few and far between because of the negative Seller feedback I have gotten from them over the years. 

I have deals to be doing.I have been approached on numerous occasions by RENATUS and prior to that NOUVEAU RICHE.

On one occasion, an investor actually bought a Neptune Beach property in order to rent out out short term on Airbnb, and actually didn't find out that it was regulated until after he closed.

I've been offered a full year rent upfront on numerous occasions, but have wisely never accepted it.

I see property claim denials on occasion when a landlord wants to treat their insurance policy as a deferred maintenance policy but I have not seen a bodily injury or property damage claim denied.

People can rise to the occasion.

(BTW, I've had to make this same decision on occasion) Going forward, I'd be sure to do all the proper due diligence in advance to limit the liklihood of this happening again and to this severity.Best of luck,Dave
