For those of you who own 10+ doors, do you have one umbrella insurance policy, or do you have an LLC for each property?

So I have the impression it can really change depending on who you ask. it's not 90k. whoever says that doesn't know how to build. we just built a 668 sq ft house and it was more than that without the land and no garage below it. no way it's that low. 

But if you want to go faster, there are two things that will help by getting your foot in the door with house hacking.First, is over time you'll build equity and can eventually refinance and take that cash to use as down payments.Second, if you want to use private lenders, virtually all of them other than family and close friends will want to see a track record.

Purchase price: $240,000 Cash invested: $200,000 Remodeled the house, all doors 3ft wide, added a wheelchair friendly bathroom and shower.

The unit that is not updated, I've already done significant upgrades like flooring, new trim, doors, appliances and current tenant accepted my increase to $850/MO.

I also converted my garage to an ADU (permitted) and is renting very well. 

We ask our tenants to keep the grill on the patio or further from the home and instruct them not to use or store the grill in any garage or shed on the property.

We have an existing 5 car garage which I plan on converting into two ADU’s, and an existing 400 - 500 sq.ft conditioned space that is currently not being used for anything.

Without knowing more details about the specifics of the project being proposed as it relates to your property, it's hard to say if there are any obvious big red flags that could negatively impact your property's future value.That being said, I would try to find out as much information as possible about the new apartment building's design and layout - the two big things I would try to ascertain would be the location of the garage entrances/exits, as well as the location of any outdoor amenity spaces (pools, terraces, dog runs, etc).  

To provide some background here, my wife and i recently purchased a triplex that has an existing 500 sq.ft attached storage unit (conditioned space) and a detached 5-car garage.
