San Marcos City Council unanimously enacted new STR regulations yesterday (7/18/17).

I got my information on a presentation by a woman who has worked at the Fair Housing Council for 20 years. 

Before then I was working in the City of Los Angeles as Director of Planning for a city council member.

Then last Monday (a week later) they call out principal and tell him that our angled on street parking (that we proposed dedicating to the city as public parking) is only allowed through a special ordinance with the city council which will take ANOTHER month to get approval.

Both the City Council and Code Enforcement were clear about this.  

Their input is advisory only and will not make or break a project, but certain groups will rally to oppose what they deem a bad project...today it isn't uncommon to have both a pro and an opposed contingent of neighbors there turning your project into their personal battle over wanting both more and less density...once you get through this you will end up going to a hearing where your project is voted on...again people can come and weigh in, and if they do not like the decision can even appeal your decision as high as the City Council. 

Then we come to regulation - shortly after I bought my Airbnb, the city council instituted a blanket-ban on 1-night stays.

Several of us who lost out have spent time with legal council trying to figure out how to find the developer and get things moving again, but to no avail.
