Fourth, set up an A Team, including an agent (if I don't have a real estate license), find a good real estate attorney, accountant, and a variety of field contractors that specialize in all the departments.Fifth, network with investors through BP and find intelligent ways to make other people's money work for me. 

I'm definitely going to use this information I gained to continue develop my real estate intelligence.

To go after REOs that are listed find a great agent that watches the MLS like a hawk, can answer all your questions, and is intelligent, diligent, and cares more about building the relationship by doing right by you then a quick sale.  

You seem to always (from what I can tell) post intelligent stuff.
