Hi @Alex SmithI've been watching the Charlotte market closely and I understand your concerns.

I am currently learning as much as I can about REI and spending 4-6 hours a day reading, listening and watching, along with occasionally evaluating properties. 

super exciting, congrats...watch out for remaining open and pulling permits..Duval, border counties, like never before are targeting dumpsters, we buy houses signs, dinging for anything, door permits, etc....I "think" its because of insurance companies, and past hurricanes, the county is hunting and penalizing hard like never before......aggressively  against investors..the city turns a blind eye to children not in school during the day, rather than enforcing, but is looking for rehab investors to penalize and enforce.....maybe thats where the $$ is..

I live in Reno but watch the western markets almost to obsession.

I found the webinars & podcast and have listened/watched every one of them.

I watch some YouTube videos and listen to podcasts (mainly Grant Cardone but open to more informative ones, too) and just got his book How to Create Wealth with Real Estate.

Although I have not posted much I’ve been watching everyone post great advice for just over a year now.

Neighbors have been watching over with state of the art security cameras but they said they didn't want to get involve so they didn't report anything. 3.
