As a fresh agent it is essential to have a solid network to encourage you as well offer some leads. 

It's best to start fresh.

I know that in Indiana, buying cheap houses, demoing them, and building fresh is a solid strategy for flipping but having seen the list of permits required up there vs down here, I would advise to make sure that you have all your t's crossed and i's dotted. 

It has some limitations, but every time I look at Appfolio or other providers that look really good, I uncover flaws in their system that prevents me from moving.

On top of that, further research has uncovered that I am not the only person Calm and Malcolm have lied to and swindled money from.

Despite whether or not you stay or leave the current PM I would consider "re-marketing" the property so it looks fresh on renters searches. 

I know many end buyers (like myself) would actually PREFER to take possession of the property vacant so they can start fresh with their own tenant that THEY selected.
