It seems like the client is capable of doing what needs to be done, and you're lucky he is willing to do this as opposed to replacing you.

I can not find a bank that allows or is capable of it and I am forced to open individual escrow accounts for each tenants. 

I'm currently looking for 'PreFab' purveyors (factories, distributors, etc.) that have a product line with at least 4 models with elevations and floor plans that we can purchase factory direct in, KIT FORM and have drop shipped onsite throughout San Diego County and surrounding areas.

Update on the work:All the promised work is done except laundry set up, which was delayed b/c the all in one unit had to be shipped - should arrive tomorrow or Tues.

My life used to be spent GONE half of the year away from family friends and LIFE, in the middle of the ocean on a tanker ship moving millions of dollars of oil to feed the pockets of giant corporations.

I think there are a lot of freelancers there who are capable of getting the job done.

We use RentManager (several hundred tenants) but I've also used Onesite, Yardi and a few others...all capable of thousands of tenants.Friends of mine that manage less than 40 units use google voice, texts and emails then record into a scheudling app
