Add a 50$ late fee that’s hopefully outlined in the lease and for good measure put a post it note slapped on the notice of the door too ..thanking them for the extra 50 bucks and how you’ll likely just spend it frivolously on something like cigarettes and beer for Christmas

What I usually do when placing an ad is clearly outline my Tenant Qualifying Criteria (you know, things like: a decent credit score, no prior evictions, no criminal convictions, etc.).

I created a pre-COVID Market report back in Jan of 2020 outlining some of this info.

The posting outline min criterias; proof of income, background check & and min credit score.

Most co-ops have an alteration agreement that outlines all the rules and fees.
