What matters is positive and growing NOI, controlled interest expense, and controlled capex and improvement costs.  

After that I will be slowly improving the properties and paying down the leverage. 

If you want to improve your profit, increase the rent based on the market and let the tenant figure out their financial ability to stay or go leech off someone else.

In the remaining 30% both the land and improvements are owned by a third party real estate investor, McDonalds is the master lease tenant, and subleases to the franchisee at a 40% markup.However, the thing to realize is that all this real estate profit is enabled by the fact that the operating system is so successful.

However, we are all human, and businesses always have room to improve, which we are always trying to work on.

I just drove through the area and I’m curious whether appreciation and crime stats have improved.

Could be a certain neighborhood that is being improved or just the edge of town. 

I can improve this later in life and fill in the pond and put the drainage under the parking lot.Contiguous land isn't an option right now.
