If you buy a duplex and your "cost" per month is 750 (just using a number) but for you to rent or (even buy) a similar single family it would cost you 2000 a month then you are still 1250 a head every month! 

I just purchased my first house and plan to run it as a mix of MTR and STR.

But you have to run the numbers and really see if it makes sense.

Hey @Herrison Sitorus - I've never run into this but commenting so I can keep following this thread. 

I have to expect we're in for a correction sooner or later given how long it's had a bull run (other than covid and the brief really shallow "recession" we had in 2022).But its returns will almost certainly be better than 6.5% over the long haul.
