It is unlikely that I will leave my W-2 job but my end goals with real estate are to grow my portfolio so that (1) pay for my kid's college (in 15 years), (2) use my money wisely to supplement my state retirement (in approximately 20 year), (3) cash flow enough to re-invest and continue to grow my portfolio and maybe go on a few family trips in the process.

There are some great replies in here already but I would also want to suggest the use of virtual management software as a supplement to traditional management as well.There are some powerful software tools out there that essential manage all of those units from your computer screen (collect rent, process maintenance tickets).Hire a local handyman and they can act as your boots on the ground in case of notices or emergencies.This may help you save a couple hundred bucks down the road from the rising prices that management companies are charging now.

So I'm pretty confidant I could handle a buy-and-hold, especially pertaining to a single family house.I'm supplementing my weaknesses by 1) Seeking mentorship to gain knowledge 2) I joined Bigger Pockets as well as just paid half price for an upcoming 3 day seminar on Real Estate investing through Fortune Builders program so to gain access to crunching numbers as I do not know that info and frankly am horrible at math but my boyfriend is a math wiz so he's going to be my math editor haha 3) I'm asking where to start regarding investment strategy because I don't think I'm aware of all my possible options especially when it comes to financing.I'm serious about getting started asap, on this as well as my website and hope to possibly partner with BP in some way (more on that later).

There are tax right offs, you don't need to put as much down, if you live in it for (I believe) 2 out of the last 5 years and sell it then you don't need to pay capital gains taxes, plus your mortgage is supplemented or even paid for by the rent coming in from the other units.
