I suggest you get the plug-in type of room fresheners that work off an outlet - having the outlet on a wall switch is convenient too for turning on and off, but you can always unplug when done.

That said, sometimes it's the only way to get a deal done without using hard money - banks are silly with their requirements - one missing $.39 outlet can make a property impossible to finance, and getting permission to fix even something that simple can be nearly impossible because the lender is concerned about liability for injury, disclosures, and possibly even mechanic's leins, depending on your state.

Sears used to be good, but their discounts just aren't there anymore.For better stuff, I use a variety of outlets and surplus places and just shop it until I get what I need.Things like insulation and fire caulk I try not to buy at all.

I think now I realize I don't know everything about real estate, but I accept it as a learning process and I am not afraid about posting something here.Another partial reason was the privacy concern, but then I realized people disclose a lot more on facebook and other social media outlets and there's nothing to be afraid of.I would be interested to hear what other people have to say about this.

brian's right on....by law you must have heat in most areas.that being said there are options....electric baseboard heat is very cheap and effective....in fact, i find tenants prefer it to gas bc it's only one bill and deposit to pay when they move in versus a gas and electric deposit..just be sure there's room on the breaker panel to hardwire in electric heat...it's inexpensive to buy at home depot, lowes, or harbor freight, and an electrician should wire it up for a few hundred bucks...as far as a/c, most lower income areas around me use window a/c units that simply plug into a 110 outlet...i do not provide those for tenants..they buy their own..very easy!!
