I am making a donation of my house to a charitable remainder trust.

It could get crowded pretty quickly.Eviction is pretty much if you haven't paid by a certain date and time, then your stuff is donated to charity.

==============Depending on what kind of non profit...There are few lenders in that area.Churches get underwritten based on giving units...not profits...and the number of families in a church...and the concentration of the donations by the largest 10% of donors//givers....Risk Magazine just rewrote the guidelines for churches.....and how to underwrite those loans.Non profit schools and hospitals (Charter schools)  get treated differently again....and there are two lenders that will raise money for those based on a private small bond offering...but more expensive than a straight bank loan.Hospitals and  assisted living facilities are treated differently again ....So some more info on the type of NON PROFIT info would help us assist you better....Please find a bank that understands those...as your average banker only understands DSCR and commercial finance is most comfortable with a profit driven enterprise....Non profits get underwritten differentlyI  just completed the loan process for our church for $1.5 million for the land to be followed by a $7 mill construction that I shopped to 3 credit unions and 2 commercial banks...

It's good work, but I also want to donate my time to work on what I believe is the fundamental problem - education, especially at the early education level.  

Now don't tell @Joshua Dorkin this because he might seek a "donation" from you (LOL).

AS for saving folks homes that is admirable of course I have donated for free more homes to Habit for Humans that most people will ever own...

Many of our dealers cart the old trailer off and donate it .

I want to reach out to the owner and see if he will donate the building to my organization (which is 501c3  ).  

@Mary Beth Groze I've tried a few online services for my properties in two different states, and currently use Cozy.co for tenant screening (they do national background checks and credit reports).

The only time you want to pay the property tax is when you are ready to bid & win at the August auction.Otherwise you are wasting your money & make an voluntary donation to the first owner.
