Long term creation of wealth is easier if you own more property, reduce your taxes to Zero and let the tenant pay off your loan for you.

Nathan your post looks more like the creation of an RV campground or RV Park -which at this time can be highly profitable in almost any part of the country (surprising demand) and can do quite well with both Short Term RV space rentals and with month to month RV space rentals.

my area is the highest appreciation because of tech jobs in the last 30 years. in next 10 years the defining moment would still be white collar job creation, as cost is more expensive, it's clear that the trend to grow is more visible in south and some part of midwest. it's really not rocket science to understand appreciation. 

The creation of housing for the perceived demand in the area all boils down to what will be coming down the line.

Not unless you want houses all over creation but that will not be passive.What you really need to do is talk a few people on the phone to get an idea of positives and negatives with various investments.
