I agree with Betty that the Refrigerator and the Range are the most noticeable...I think the french door fridges are more "in" right now, and the 'slide-in ranges' seem more luxurious especially if you have a nice backsplash behind it...It looks like you are looking at some pretty high end appliance packages here either way...I would checkout what some of your competitors are doing in the market to see if they are splurging for the higher end appliances or if you can get by with a lower end package...I don't think I've ever spent over $3,000 total for an appliance package so these both seem pretty high end to me :)...

BTW, the retired former Long Beach probate judge was a guest speaker at my  2011 seminar, Probate Secrets Unlocked, as was my friend (and competitor) JB, as well as a key area probate attorney.I know there was a guy running around SoCal promoting that he put probate short sales together.

If the S. hits the F. rents might go down a bit because competitors buy properties at a way better cap rate and can afford to rent them out for less, but I would not predict rent to drop extreme.
