I'll start off by looking at current statistics on which states are experiencing population growth, then target in the the primary and secondary markets in that state, I'll run a couple quick deal analysis and move onto the next town/county/state - If I find a town that I think the numbers work in, I note it down and take a closer look when I go to buy to see if the numbers still work.

The best precautions I think are to watch housing statistics in your local market (your agent can provide you that stuff from previous years) and pay attention to days on market and prices listed vs prices sold for houses in your target areas.

For any given location, the ongoing Cap Rate may remain much the same over time.Good luck trying to predict statistically where Cap Rates might shrink in future.Because of course, that's what you want.
