In theory, it's all negotiable, but I know a lot of agents won't stray from their customary fee.Perhaps for something in the $3-5MM range, they'd reconsider, but even $1MM is common enough around here that I don't think a quality agent will bend over backwards on the fee to win the listing.Not sure which angle you're coming at this from, but I know of agents who will run the transaction on a FSBO for a fee (paid by the buyer) of 1% if the seller is not negotiable on offering commission.

IMO, any investment strategy that relies on bending or breaking the rules in order to be successful is likely not a good one.

If your attorney recommends that you make any changes, make them.Also, if the family who is renting wants out of the lease, bend over backwards to let them out and help them (ie. don't be picky about their security deposit, etc.).

I live in Indiana up north in the South Bend area which is not very big and could never have seen myself living in such a town like I saw in the visit there.That being said, it might be good for student housing.

I routinely drop 5 to 10 pounds turning around a unit, especially on a big summer paint job....it is like real estate Cross Fit or something, all kinds of lifting, bending, etc...welcome...
