This morning I was able to get a Veteran approved who had a bunch of credit issues, foreclosure 4 years ago, overdraft fees in his bank account, negative bank balance, high debt ratios and a whole host of other challenges.

Now I see that county posted list of exceeded funds and for this property there is $20k-$5k= $15k remaining balance and bidder can claim.

If you can't achieve those rents, you may be able to reface the cabinets, and paint the boxes.

This is particularly restrictive when attempting to qualify for larger balance home equity lines of credit of $350-400-500K. 

If you can't do that, adding a band of accent siding that to help balance out the weird window placement.

I have the balance sheet to acquire financing, and I have access to a lot of capital.. so I partner with great operators on the residential side, where they bring the deal, handle project management, & act as boots-on-the-ground, while I bring the money & can offer mentorship/guidance. 

I care about the return they achieve and not their unit count.
