Some FHA underwriters will start the seasoning period the day the house was purchased (settlement date), while others will want to start the clock on the date the deed was recorded, which, like you said, could be up to a couple months after the settlement date.Oftentimes, if you get a contract on the house before the underwriter determines that the 90 day seasoning had passed, the underwriter will refuse to do the deal, EVEN IF YOU GET A NEW CONTRACT LATER ON.As the mortgage broker, you should be familiar with these rules, and should be familiar with how your underwriters interpret these rules.

I wouldn't collect the entire wholesale fee until settlement just in case anything blows up at the closing table.As I said before, unless an investor is buying this deal cash, it may be very tough to get a 4k wholesale fee on a 14k house..........Good Luck......
