Advisors implement plans that will provide you with checkbook control and generally come with advisory consulting to help you adhere to IRS rules.There is a good bit of information here on BP about the topic.  

Honestly, I had one with me the day we signed the lease to pull out and request to use/implement.

Our clients / members control more page 1 rankings for motivated sellers than any other platform and we publish weekly free content on how we do it for anyone to read and implement (link is in my signature). 

I have a plan in place but I do not know if it will work or the best way to implement it.

BiggerPockets is a great site to get ideas, but to ask and see locals who implement the ideas, come to the local REIA, JaxREIA, where we have quick start meetings on 9 facets of real estate investing, from rehabbing, to finding the best property, to title insurance to technology in real estate.

I'm interested to explore + implement the "option" approach - particularly for "purchase" options or at least someway of tying-up property for long enough to figure out feasibility and potential.

It would be nice to have residents who fulfill their obligation, but at the same time, at least I can try to implement other means in which a resident might be able to save money or be able to pay rent in a more convenient way.

Sounded like that guy was trying to get a shark to leave him alone by offering it more blood. shamehe did get solid advice here though, probably didn't have the spine to implement it..and the contractor ate him alive.

If planning is this much fun I can on imagine what it feels like to implement them!
