Using a HELOC to invest is risky if you don’t understand what you are getting into and don’t understand the numbers, but if you have a good grasp on the market, the upside, etc etc, and you have some sort of exit strategy as to how you will stay afloat if things don’t go as planned, then you are minimizing risk and it can be a great way to acquire property.

We are primarily looking in Florida since that’s where I live (but open to other areas), and we have some agents looking as well as wholesalers. none of the wholesalers have had much inventory and the realtors don’t seem to grasp this concept enough and keep sending homes at market value from mls.

You might consider that "dead equity" but I also was not paying interest on it and having the money sit in my bank account.There's a huge difference between total cost and actual cost...which I don't think you are grasping.
