I am going to go look at it tomorrow I'm not sure if I should try to buy it myself with hard money which would be very expensive .whole sell it which I've never done and (really not a fan of whole sellers because all the ones I've meet are straight out of a seminar trying to show me "deals" that are no better than what' on the mls and often times on the mls ) sorry for the rant ...

I personally am a fan of Fixated on Real Estate and the Cascadia Investors Alliance which both have meetings monthly. 

My family and friends tag me in social media post quite frequently when they noticed people ask for realtors and I always reach out.  

You will notice that there are frequent posters who respond to posts that have these keywords.

When i turned on the HVAC fan to let it air out, i thought i was going to throw up!

In MA it is very technical and frequently my buyers have the security deposits returned to the tenants in case they have not been held the correct way or they could become liable.A couple of times I have had to go back after the seller because the tenant was able to prove they gave a deposit and the seller said there was none so my buyer client was on the hook.

The resale certificate I got prior to the purchase (3 yrs ago) clearly mentions that the garage is deeded.In the past 2 months, while the unit is rented, the tenant may not have used the garage frequently and the HOA claims they can reassign the garage to other unit owners.

I'm a big fan of his level of service.  

If the table saw is something you plan on using frequently, do not cheap out.

I am a big fan of the MF space as opposed to SFR's but respect other people's desires for SFR's.
