It is a nightmare evicting deadbeat tenants, so when they are out I will only go back to AirBnb, short term rentals in the future as Vermont has laws very favorable to annual leasing tenants.

By your logic any law regulating commerce would be valid… that’s not how it works. 

Tell tenant A he needs to give X days notice as per the lease and local laws.

Forced equity and cash flow vary quite a bit by the deal, but Idaho is the most landlord friendly state in the country- the state actually just passed a law making it illegal for cities to regulate rent rates or fees in any way. 

In reality to be successful in real estate you need knowledge of real estate principles, real estate finance, real estate law, and real estate practices.
